Smoku eG Heinsberg Enquiry

Ingenieurbüro Konrad Smoczynski

Building in Heinsberg starts with an application that holds up

We design your project, draw the permit documents, calculate structural safety and thermal performance, and file the complete set with the building authority. You hold one conversation instead of ten.

Two finished new houses with pitched roofs side by side, the plot in front of them still unsurfaced

01Projects

Three kinds of project, three routes to approval

Which route applies is decided by the project, not by preference. We place yours in the first conversation and tell you what the building authority will want to see.

Timber frame shell of a house with the roof structure already in place on a building plot01

New build

A house on an open plot. Design, permit drawings, building description and structural proofs are produced side by side, so that every document describes the same building.

Brick house under renovation with the start of an extension in open brickwork beside it02

Extension and conversion

An extension, an added storey, a new opening in a load bearing wall. Here the existing fabric decides: it is surveyed, drawn and carried into the calculation.

A former hall with brick walls and old timber beams converted into a bright office corridor03

Change of use

A barn becomes living space, a shop becomes an office. The application settles whether the new use is permitted in that location and which requirements then apply.

A quick question

Not sure where your project belongs? Two sentences are enough for a first answer.

02Steps

From the first question to the permit

Six steps in this order. At each of them you hear what is happening and what is needed from you next.

  1. 01

    Call or enquiry

You describe the project. We say which procedure is likely, whether a preliminary enquiry is worthwhile and which documents you need to obtain.

  2. 02

    Design

Floor plans, sections and elevations are produced and agreed with you. At this step changes are still quick to make.

  3. 03

    Permit drawings

The design becomes drawings at the required scale, together with the building description, floor areas and gross volume.

  4. 04

    Structural proofs

Structural safety and thermal performance are calculated and added as checkable documents, matched to the building services planned.

  5. 05

    Filing

The set is checked for completeness, signed and filed with the responsible building supervision authority.

  6. 06

    Decision

We answer any queries from the authority and file whatever is missing until the permit is granted.

03Documents

Who supplies which paper

An application is assembled from two directions. You obtain one part, the office produces the larger part. Exactly what your project needs depends on the procedure.

You

Proof of the plot
Parcel number and proof of ownership, so that the address in the application matches the land register.
Official site plan
From the land registry office or a surveying office, showing boundaries, distances and levels.
Existing drawings
Old floor plans or permits for the existing building, if any exist. If they are missing, we survey it.
Your intentions
Size, use, number of rooms and the date by which the application should be with the authority.

Office

Application form
The official form of the building authority, filled in completely and signed.
Permit drawings
Floor plans, sections and elevations at the required scale, dimensioned and labelled.
Building description
Construction, materials and fit out in the form the official document requires.
Areas and volume
Floor areas and gross volume, from which the authority calculates its fee.
Structural proof
A member layout drawing and a checkable calculation for the load bearing structure.
Thermal proof
The calculated proof for the building envelope and the building services.
Drainage and parking
Foul water and rainwater up to the connection, plus the number and position of parking spaces.

Special buildings, sites outside settlement areas and changes of use call for further documents. We tell you which ones before anything is commissioned.

04Services

Design and proofs under one roof

Design, permit documents and calculations are produced in the same office. That spares you the coordination between several parties and stops the drawings and the structural work from saying different things.

Service 01

Design planning

Detached and apartment houses, from the first conversation to the agreed design.

Service 02

Permit documents

Drawings, building description, calculations and forms as one complete set.

Service 03

Preliminary enquiry

Settles the decisive question about the plot before the full application creates work.

Service 04

Structural safety

Structural calculations, member layout drawings and later the construction drawings for the site.

Service 05

Thermal performance

Proof for the envelope and the building services, matched to the heating that is planned.

Service 06

Surveying the existing

Existing buildings are measured and digitised when drawings are missing or no longer correct.

Service 07

Site supervision

On request, site management or site supervision in building construction and structural engineering.

Service 08

Special structures

Concept and calculation for components that no catalogue covers.

A quick question

Not sure which of these your project needs? Asking costs nothing.

05Pictures

What the work looks like

Five pictures from around a building application: from the design on the model and the survey on the plot to the reinforcement in the foundations.

06Credentials

Credentials the building authority recognises

A building submission is only accepted when it carries the signature of a person authorised to sign it. That authorisation is registered here and carries a number.

This page consists of static files. When you open it your browser sends technically necessary data to the server, including the IP address, the time, the file requested and the browser identifier. That data is processed to deliver the page and to keep it secure. The legal basis is Article 6(1)(f) GDPR.

Enquiry form

When you submit the form, your name, your telephone number, your email address if you give one and your notes about the project go to the Olumax platform, which operates this page technically and passes the enquiry on to the office. We process the details solely in order to answer your enquiry. The legal basis is Article 6(1)(b) and (f) GDPR.

The details are deleted as soon as they are no longer needed for that purpose and no statutory retention period requires otherwise.

Cookies

This page sets exactly one cookie, called site_lang. It stores the language you chose and expires after one year. It is strictly necessary under section 25(2)(2) TDDDG. There is no analytics and no advertising.

When the start page is opened, the stored value is read. If it holds en, pl or ru you are taken once to the page in that language. If it holds de, an unknown value or nothing at all, you stay on the German page. The language pages never forward; on loading they only write their own language code.

There are no analytics services, no advertising networks, no fonts from external servers and no content embedded from other providers.

Your rights

You have the right to information, rectification, erasure, restriction of processing, data portability and objection. Please write to info@ks-ingenieur.de.

You may also complain to a data protection supervisory authority, in North Rhine-Westphalia to the State Commissioner for Data Protection and Freedom of Information.

Cookie notice

This page sets a single cookie, and only because the language you choose would otherwise be lost on every visit.

site_lang

Name: site_lang. Purpose: to remember the language you chose. Lifetime: one year. Path: the whole site. SameSite: Lax.

The start page reads this value. With en, pl or ru you are taken once to the page in that language. With de, with an unknown value and with no cookie you stay on the German page. Every language page writes its own code on loading and never forwards.

A notice, not a gate

A cookie that stores nothing but a choice you made yourself is strictly necessary. Under section 25(2)(2) TDDDG it needs no consent. That is why you see a notice rather than a request that blocks the page.

Deleting it

You can delete the cookie in your browser at any time. Without it the start page shows the German version. You can pick the language again at any time at the top of the page.
